Horary astrology answers specific questions from a chart cast for the date, time and place the question was received.
My son asked this horary question on behalf of another person. There are several interesting rules that come into play in this case.
Question: Should Mike buy the duplex? Open

The rising sign is Virgo. That rules my son who asked the question. Remember, he is not the one interested in buying the duplex. He is asking on behalf of another person. We want to identify the other person, which is not always easy. Mike is my son's best friend, but also a business associate. The astrologer can always use the Seventh House for the other person. Here the chart helps us out as it usually does. The ruler of the Seventh House is in the First House. The two rulers are in each other's signs, called a mutual reception. That indicates that the Seventh House person is the one my son is asking about. So we use the Seventh House for Mike.
Next we look to the Fourth House for the property in question. Mike wanted to buy it as an investment but we still use the Fourth House for the property to make the initial judgment. Jupiter also rules the Fourth House. That is nice and neat. Some astrologers may ask why we do not turn the chart and read the Tenth House as Mike's Fourth House. Lets try it. Mercury rules the MC and as we look at the chart, it yields the same answer.
The Moon makes a trine to Pluto in the Fourth House. Moon also ends with a trine to Venus. We are off to a good start. The going gets rough as we look to other parts of the chart. Jupiter is retrograde advising Mike to back off. Jupiter opposes the Sun and Mercury in the Seventh House. Neptune co-rules Mike and is not only square the Moon's nodes; it is in the same degree as the nodes. I have pointed out in other columns that those planets in the same degree as the nodes (regardless of the sign they are in) indicate a catastrophe however great or small. Neptune is squaring the nodes in fixed signs so this is a catastrophe of some import. The Sun is also in the nodal degree adding insult to injury.
That is enough to give a negative answer in this case. One of the factors involved in judging horary charts is to consider the last aspect the Moon makes. In this chart, it is a trine to Venus. Maybe that is not such a good aspect after all. The Moon is somewhat unfortunate in the Twelfth House and planets in 29 degrees are somewhat unfortunate also. Venus is in detriment by sign and in fall by house. Venus and Mars are in mutual reception. Sometimes that gives a way out by moving each planet with its degree back into its own sign that it rules. Moving Venus to 29 degrees Taurus only makes matters worse by letting the Moon make a square to that position. Also, 29 degrees Taurus is the degree of the fixed star the Pleiades, a degree of sorrow and giving the person something to cry about.
Mike listened to the astrologer's advice and did not buy the duplex. In June,
Mike was embroiled in serious marital problems and said, "Thank God I
didn't buy that property!"
Horary is a great tool when considering investments of any kind. Many of my
clients use the charts for any personal investments whether they are in real
estate or in some other form.
