Horary astrology answers specific questions from a chart cast for the date, time and place the question was received.

CLIENTS FALL IN LOVE WITH HOUSES!

I have probably saved my clients a million dollars over the years by advising them on real estate purchases. I don't know what it is, but even ordinarily practical feet-on-the-ground clients go into something resembling advanced sexual passion when they call about a prospective purchase of a new house. They extol the virtues of the fireplace, the hot tub, and the master bedroom with glee. They are in love! I have learned to close my ears and not let myself be swayed when they are in heat over a house. The chart will tell the story. This month's column is just one of hundreds of Horary charts concerning real estate. I always insist that if a client never asks about anything else, NEVER buy a property without asking the Horary question. There is too much at stake. I've heard some nightmare stories that ruined a client financially.

As far as Horary charts go, this is a fairly easy one to read if you know some very basic rules. We always start with the ascendant and the rulers of the sign(s) there and any planets in the First House. Those are the querent's (person asking) significator or rulers.
One degree Capricorn is rising with Neptune retrograde barely in the First House.

The first three degrees on the ascendant are called "too early for now" degrees. That obviously implies that it is premature to move forward. Right there I was all but positive that this was not the house for her. It is not wise, however, to ever base the final decision on only one part of the chart.

The Fourth House of the chart rules the property under consideration. Here we encounter another early degree. That's the chart's way of making sure you don't miss it. The Moon's North Node is there and Venus rules Taurus, the sign on the cusp. If you have followed these columns, you have read that any planet in the degree of the Nodes is some sort of catastrophe, no matter how great or small. Uranus is in the degree of the nodes. In the Second House, the chart is concerned about the financial part of this deal. Since Uranus is sextile and trine the Nodes, the catastrophe doesn't draw blood and nobody dies. Mercury is also in the degree of the Nodes.

Venus, ruler of the Fourth House, is applying to an opposition to Neptune retrograde, obviously nixing this transaction. Neptune retrograde always makes me nervous and suspicious about what it's up to. Also, it means that the client is not seeing this clearly through her rose-colored glasses.

Uranus is in mutual reception with Neptune. That means they are in each other's signs that they rule. The mutual reception planets may take their degree and go "home", or back to the sign they rule. It indicates a way out of the problem, or a third party may intervene in a positive way. Does that solve our problem? It does not for two reasons. If we take Uranus with its four degrees and move it to Aquarius, it is still in the nodal degree, but now it is square the nodes. It makes matters worse. This does draw blood. Also remember that when two mutual reception planets are retrograde, there may be a way out but the client is reluctant to take it or won't take it. We're stuck with our original conclusion.

Would you want to buy this house in the face of these indicators? I don't think so. Let's not stop here. We can play detective and have some fun with this one. This is how you learn to confirm some of the rules as you develop your own style of interpretation. Some astrologers and/or books will tell you that the Horary chart will answer the question and that's it. I was curious about the Moon's applying square to Pluto in the Twelfth House along with the Part of Fortune so I went sleuthing.

Pluto is also square to Sun and Mars in the Eighth House. Even if you are primarily a Natal astrologer, you have to consider this pretty sneaky. The Part of Fortune in the Twelfth House is called the Part of Misfortune. I told my client that there is something not on the up-and-up here. I also said the dark secret would probably come out in the open because Jupiter rules the Twelfth House and the Moon's last aspect is conjunct Jupiter. Since the Moon always co-rules the client, the information would come to her. All the houses and rulers pointed to something to do with money and loss.

Another rule in judging a chart is to look at the Moon's last aspect and that tells how the matter ends. A conjunction to Jupiter is just what the doctor ordered, isn't it? Always analyze everything. Jupiter is in the sign of its detriment. It is with Mars and that planet is afflicted by being combust the Sun, which burns up all its energy. Jupiter is between two malefics. That is called besieged. It makes no difference how far apart the malefics are from the planets they straddle. However, the closer they are the worse it tends to play out.
Jupiter rules the unfortunate Twelfth House and the Eighth House is no bed of roses in Horary either. The Moon's last aspects to the Sun and Jupiter cannot overcome the negative aspects.

The woman wisely passed up this house. Later another realtor tipped her off that after the builders had completed the development, the new owners would be hit by a big assessment for a new sewer system. Pluto rules sewer systems, of course.

(You will notice bracketed aspects on this chart where it shows the Moon's aspects. These are aspects that the Moon cannot complete before it leaves the sign it is in. Don't worry about them for now. That is another column and another chart.)

One more thing; "realtor" is not pronounced REE-luh-ter. Leave out the second syllable. There is no vowel between the "l" and the "t". It is pronounced REE al-ter. I always wanted to say this. It is one of my annoyances.
